This month's update from RPR covers a host of important assets you'll want to know about. Maps, CMAs, property values, tenant data, the RVM and home facts, all coming to you with advanced features and capabilities. On the Website Commercial tenant data Tenant data allows users to communicate a building's rental potential or occupancy to support a property's value. Now, the data can be found on Commercial Property Reports as well as printed as a stand-alone report. Also, changes made to the Tenant Data section will be shown in red. Add saved CMAs to your next RPR Seller's Report In an earlier release, users were given the ability to select a saved comp analyses or sales comp analysis as the price source for selected comps. The option offered greater control over an already powerful CMA. This release focuses on the Seller's Report and displays the source price of the the comp selected by the user. Map search enhancements Now, edit search criteria from previously created maps on both the residential and commercial sides of RPR. Simply look for the new Use a Custom Area list in map tools. Residential estimated values updated and improved Residential Estimated Values for March 2016 through January 2017 have been updated on RPR. A recent change in the logic improved the accuracy of the median estimated home values and the figures associated to changes over the last 12 months for neighborhoods. Residential Estimated Values charts are available throughout the website including search results, property details (summary and charts tabs) and neighborhood details. The RPR App/Tablet RVM/AVM change details RVM/AVM change details are shown on residential properties so users can understand the shift in value over time. Change details include one-month amount and 12-month percent. Don't forget to track property values by subscribing to RPR to push notifications on saved properties. Home Facts display refinement A property's home facts now displays public records on off-market properties, listing details on on-market properties, and your changes on properties where the home facts have been updated. Property Notes: Voice-to-Text option Voice-to-Text is now available when using the Property Notes function on RPR. Use the new feature to capture critical information when touring properties for buyers or during the pre-listing phase. RPR's monthly product update includes exciting news for RPR Mobile users. Anytime, anywhere functionality has been expanded to include comps analyses on your phone or tablet. We've also made several visual enhancements to the Platform's charts as well as refinements to the new home energy consumption data display. New to RPR Mobile™ RPR Mobile now includes the ability to create a comp analysis from the Property Details page. Here are a few details about the simple, four-step process. From the Property Details page: Confirm the subject property facts Search for comps Select up to six comparable properties Edit the price and price range prior to sending a Seller's Report to your clients Note: Look for added functionality to this feature in the near future. "Consumers appreciate experiences that are convenient, quick, and personalized," said RPR Vice President of Marketing Reggie Nicolay. Mobile access to property data, and the ability to instantly communicate that information to consumers, has transformed the way REALTORS® conduct business. The new options are available for both Residential and Commercial applications. Tip: Did your search yield a limited number of listings? Try adding more keywords to expand your results. 2. Your clients will appreciate your pinpoint precision when searching for homes by drive time now that the function includes the ability to filter by day of the week, time of day, and length of journey. You can also choose to view walking times. Tip: Consider integrating walk time data with RPR's Points of Interest (POI) to add appeal for those seeking a walkable community. Non-disclosure states take note when sharing reports via Facebook REALTORS® who practice within the country's 12 non-disclosure states will now be prompted to take care when sharing reports on Facebook. The message will appear just after clicking the Post option but will not prevent a user from sharing the report. Non-disclosure states include: Alaska, Alabama, Idaho, Louisiana, Mississippi, Missouri, Montana, New Mexico, North Dakota, Texas, Utah, Wyoming Before You Go... Quit claim deeds are now considered a sale if the exchange value is more than a dollar. However, if a deed is transferred into a trust, it is no longer considered part of a sale. During this time, we also managed to introduce some other useful improvements. Let’s take a closer look… WEBSITE ENHANCEMENTS Keyword Search Now when searching or filtering search results within RPR, use the keywords field to enter up to six words or phrases. This field searches through the description field associated with each property.   As an example: Let’s say Agent A enters a listing into her MLS with this description, “Beautiful new kitchen with granite countertops” in the property description. Then, using RPR, Agent B searches using the keyword “granite.” The property entered by Agent A would appear. Give this helpful new tool a try by searching for filters such as “ranch,” “waterfront” or “corner lot.” Neighborhood Search Boundaries RPR mapping now includes Macro, Intermediate, Minor and Micro neighborhood boundaries for areas that range in radius from miles down to a less than a quarter mile. The zoom level of your map will determine which boundaries show up in the drop down. What's New in RPR version 1.25?
Version 1.25 of the Realtors Property Resource® website focuses on enhancements to multiple areas of the application. A summary of the most prominent enhancements is below. If you would like more help finding or using anything in RPR, please visit http://blog.narrpr.com/training/. International REALTOR® members can now create accounts in RPR. Sale Pending flags now appear as a darker blue than the Active Listing flags on maps and in reports. And Sale Pending flags for distressed properties are now maroon, distinguishing them from the red Distressed flags. Notifications you receive when generating your reports have been enhanced, providing more information about the status and numbers of reports you have requested. (More enhancements are coming in the next release too.) There is no longer a cap on the number of comps a user can display in the Seller's Report. The Homeowner Facts detail section can be turned off, preventing information about a property owner from appearing in reports. User-entered changes to facts about a commercial property now display in the Commercial Property Report. Additional details have been added to the Interior Details section of the Property Details page where available: above-ground square feet, below-ground square feet, finished square feet and unfinished square feet. Larger photos of the user-selected comparable properties are now available within the Comp Analysis workflow, and you can scroll through multiple photos of a property when they are available. You can select a map point to initiate the "best business" analysis in Commercial. Map layer performance is improved, reducing the chance that a tile for a heat map or other map information will be incomplete in your reports. You can now filter active listings and pending sales out of your All Properties searches for distressed properties. Coming soon RPR is preparing a dashboard for Associations and MLSs. You will hear more about this feature, designed for Association and MLS staff to help serve their members, when it begins beta testing in September. The Sales Comparison Analysis feature, which is designed for REALTOR® Appraisers and has been in beta testing, will be made available to all RPR users in September. The Sales Comparison Analysis is a simple and powerful way to evaluate a property using area sales information, as well as competitive listings, and produce a detailed record that can be saved or printed.
